The site totals 1.56ha and is located within an area of mixed employment, commercial and residential land uses and is bound by Larkshall Road to the east, Hickman Avenue to the north, and Jubilee Avenue to the west and south. The industrial site consists of 6 industrial units with associated loading, parking, servicing areas and green frontage to Larkshall Road.

Some of the existing units contain businesses including trade retail, warehousing/logistics and manufacturing.

The proposals are seeking to reprovide the  amount of existing employment area, but redesigned to modern flexible standards, and in line with key policy requirements to prioritise employment space in the LSIS.
