The majority of Highams Park is residential in nature, with the exception of the designated town centre providing a range of shopping amenities, including the Tesco development, and the Industrial Estate providing a range of employment spaces.

The LSIS is key to the make up and connectivity of the area and a key consideration for the masterplan is the idea of the 15-minute neighbourhood, where residents have access to most, if not all, of their needs within a short walk or bike ride from their home.

This has been identified as a key priority for Waltham Forest and the redevelopment of the LSIS can play a key role in enhancing the 15-minute neighbourhood of Highams Park by providing local jobs, friendly streets to encourage walking and cycling, centrally located homes, cultural events, sustainable design, and urban greening.
